Design and Architectural Concerns

1. Nontraditional or Inconsistent Building Designs

Many new projects do not adhere to traditional architectural principles. Designs driven by short-term trends or contemporary materials can quickly appear outdated, diminishing the community’s cohesive identity and long-term visual appeal.

2. Uninspired Building Mass and Form
Box-like structures with plain, unarticulated façades create a sterile appearance. To improve visual interest, building setbacks, heights, and wall planes should be varied to break up massing and create more dynamic architectural forms.

3.Insufficient Architectural Detailing
Limited attention is often given to design elements such as windows, exterior stairways, and comprehensive roof treatments. Examples include the use of simple metal-framed windows, incomplete mansard roofs, and façades that fail to wrap around exposed sides of buildings. All publicly visible elevations should receive equal design consideration.

4. Exposed Utility and Mechanical Equipment

Visible air-conditioning units, antennas, gas meters, and similar equipment detract from a building’s appearance. Such features should be screened, enclosed within the structure, or concealed through fencing, walls, or landscaping.

5. Low-Quality Walls and Fencing
